Summary
The project manager focuses on maximizing profits in each scope of work by managing, directing, coordinating, and budgeting in coordination with and at the direction of the division manager. This position also focuses on all project start-ups, organization, scheduling, and execution.

Duties and Responsibilities

  • Perform all tasks necessary to ensure a smooth and appropriate job start-up, including submittals, insurance paperwork, AIA documentation, start-up sheets, material ordering, and scheduling.
  • Establish project objectives, policies, procedures, and performance standards within the boundaries of company policy and contract specifications.
  • Bid work with production, materials, and complete scope of work to ensure profitability.
  • Coordinate and communicate with the superintendent and foreman to ensure project alignment and mobilization prep.
  • Monitor project progress, conduct regular status meetings, and report on key metrics.
  • Interpret and explain plans to the stakeholders and the project team.
  • Develop comprehensive project plans outlining tasks, resource requirements, and timelines.
  • Manage project budgets, track expenses, and report each job’s financial status to the division manager.
  • Represent the company at preconstruction and progress meetings.
  • Initiate and maintain liaison with general contractors and other contacts to facilitate project activities.
  • Maintain positive customer relationships.
  • Schedule job subcontractors, ensure quality, and coordinate all party's work activities to ensure mutual success.
  • Monitor and report the daily productivity and material costs.
  • Ensure any changes in scope are communicated with the project team.
  • Manage inventory by verifying it is properly accounted for daily, weekly, and monthly.
  • Ensure invoicing is accurate and completed within the month work was performed.

Required Experience, Education, and Qualifications

  • Bachelor’s degree in construction management or engineering or 5 years of relevant experience in a similar capacity.
  • In-depth knowledge of construction principles/practices is required.
  • Experience building relationships and working with subcontractors and vendors.
  • Excellent communication and organizational skills.

Preferred education and experience

  • Practical leadership abilities, like motivation, goal setting, and conflict management
  • Organizational skills, including time management, delegation, prioritization, and multitasking.
  • Creative and results-oriented, with a keen sense of urgency and self-motivation.

Work Environment/Physical Demand
This position works in an office environment; occasionally travels to the field to supervise projects as required. This position requires long periods of sitting.

Position type, travel, and expected hours of work
This is a full-time office position. Travel to the different job sites in and around the Dallas area and to regional meetings is required. Typical hours will range from 45-50 hours per week and are subject to change. This role requires working nontypical days and irregular hours based on construction schedules. Due to the critical nature of the role, accepting phone calls even during nontypical workdays and hours is also necessary.
